Zoning: Planning Districts

Introduction

Tualatin has an integrated comprehensive or comp plan and land development code known as the Tualatin Development Code (TDC).

Chapters 1-30 constitute the comp plan, and the remaining chapters contain zoning and site development standards. Because of this integration, in lieu of land use and zoning maps, Tualatin has a single map of "planning districts," which function as both comp plan land use designations and zoning districts.

• Central Urban Renewal Plan - Additional Permitted Uses (CG Excluding CC) within ML for CURP Blocks 28 & 29 as shown on Map 9-3.  Refer to TDC 60.030.
• Industrial Business Park Overlay Planning District (IBPO).  Refer to TDC 69.
• Mixed Use Commercial Overlay District (MUCOD).  Refer to TDC 57.
• Natural Resource Protection Overlay District (NRPO).  Refer TDC 72.
• Special Commercial Setback and Commercial Services Overlay.  Refer to TDC Map 9-5.

County Assessor Tax Maps

Tualatin lies mostly within Washington County and partially within Clackamas County; SW 65th Avenue (the Willamette Meridian) is the dividing line.  With a street address a user can view, download, and print Adobe PDF tax maps via Washington Intermap and Clackamas CMap.

Single-Family Residential 

• What's the single-family zoning district in Tualatin?

The Tualatin single-family zoning district is Low Density Residential (RL).  Refer to TDC 40.

• What's the minimum lot size in RL?

Refer to TDC 40.050(1).

• What are the minimum setbacks in RL?

Refer to both TDC 40.070 and 40.090.

Church or House of Worship

• What zoning districts permit a church or house of worship?

A church or house of worship is permitted by right in Institutional (IN) Planning District and by conditional use in all residential planning districts (RL, RML, RMH, RH, & RH/HR) and Central Commercial (CC) and General Commercial (CG) Planning Districts. Offices of religious organizations are permitted by right in Office Commercial (CO) Planning District.

Mini Storage or Self Storage

• Is mini storage or self storage a permitted use in the manufacturing planning districts?

Yes.  "Self-service storage," mini storage or self storage is a permitted use within both the Light and General Manufacturing Planning Districts (ML and MG) through zoning interpretation INT-88-12 dated June 21, 1988.  Because it's permitted by interpretation, the use isn't specifically listed among ML or MG permitted uses.
